- How To Remove Efflorescence From Masonry Structures
Efflorescence is a common phenomenon seen on many masonry structures, causing unsightly white stains and blemishes. While it may not pose significant structural risks, it can be representative of deeper issues within a masonry structure and it can also detract from the aesthetic appeal of buildings. Understanding what efflorescence is, its causes, and how to effectively remove it is crucial for maintaining the integrity and beauty of masonry surfaces. In this blog post, Lennox Masonry of Victoria, BC will guide you through how to spot, remove, and prevent efflorescence. What is Efflorescence? Efflorescence refers to the migration of soluble salts to the surface of porous materials, where they form a white, powdery deposit upon drying. This deposit is often composed of salts such as calcium carbonate, calcium sulfate, and other minerals dissolved in water. These salts are naturally present in many building materials, including bricks, concrete, and natural stone. Causes of Efflorescence: Efflorescence occurs when moisture within the masonry carries dissolved salts to the surface. Several factors contribute to its formation: Water Intrusion: The primary cause of efflorescence is moisture infiltration from rain, groundwater, or even water used during construction. As water seeps through porous masonry materials, it dissolves salts present in the substrate. Poor Drainage: Inadequate drainage systems around buildings can lead to water pooling against masonry surfaces, increasing the likelihood of efflorescence. Temperature Changes: Fluctuations in temperature can affect the rate of evaporation, causing water to migrate through the masonry and deposit salts on the surface as it dries. Salt Content in Materials: The type and amount of soluble salts present in the masonry materials themselves can influence the severity of efflorescence. Removing Efflorescence: While efflorescence may seem daunting to remove, several methods can effectively eliminate or reduce its appearance: Brushing: For light efflorescence, a stiff brush, scrubbing pad or steel brush can be used to physically remove the deposits from the surface. Care should be taken to avoid spreading the salts to unaffected areas. Water Rinse: Gentle rinsing with water can help dissolve and wash away efflorescence. However, this method should be used cautiously to avoid further saturating the masonry and exacerbating the issue. However, if your newly constructed chimney or stone wall is already creating efflorescence, it is likely a "new bloom" which is natural for new construction and it is recommended to wash it off as soon as possible. Chemical Cleaners: Various commercial cleaners are available specifically designed to dissolve efflorescence salts. These products often contain acids or other chemicals that break down the salts for easier removal. It's essential to follow the manufacturer's instructions carefully and test the cleaner on a small, inconspicuous area first. Exposing brick and certain types of stone to strong chemicals such as muriatic acid can damage them and the mortar surrounding them. Poultice Application: A poultice made from absorbent materials such as clay or sawdust mixed with a cleaning solution can be applied to the affected areas. As the poultice dries, it draws out the salts from the masonry. Once dry, the poultice can be removed, taking the efflorescence with it. Preventing Efflorescence: While efflorescence can be treated after it appears, preventing its recurrence is equally important: Proper Mortar: Using a mortar which is designed to expel excess moisture and salts within a masonry structure is paramount. It's important to utilize mortars which contain lime. Preferably, using a Quicklime or Natural Hydraulic Lime-based mortar would be best when it comes to preventing efflorescence from occurring. To learn more about specific mortar mixtures and their uses, visit our blog post: Masonry & Mortar: A Guide to Different Types of Mortar and Their Uses Improved Drainage: Ensure that drainage systems, including gutters, downspouts, and landscaping, are designed to direct water away from masonry structures effectively. Selecting Low-Salt Materials: When possible, choose masonry materials with lower salt content to minimize the potential for efflorescence. Efflorescence is a common occurrence in masonry structures, but understanding its causes and implementing effective removal and prevention methods can help maintain the beauty and integrity of buildings. By addressing water infiltration, improving drainage, using the right type of mortar, and employing appropriate cleaning and sealing techniques, property owners can mitigate the impact of efflorescence and preserve the aesthetics of their masonry surfaces for years to come. - Fixing Common Masonry Issues With Lennox Masonry
Masonry structures, such as chimneys and stone walls, add character, durability, and charm to our homes. However, over time, they can develop various issues that require attention and repair. From crumbling mortar to cracks and leaks, maintaining masonry structures is crucial for their longevity and structural integrity. In this blog post, Lennox Masonry of Victoria, BC will explore some common masonry issues encountered with chimneys and stone walls and discuss how to effectively address them. 1. Crumbling Mortar: One of the most prevalent issues with masonry structures is crumbling mortar. Mortar deterioration can occur due to weather exposure, age, or improper installation. When mortar begins to deteriorate, it weakens the overall structure, leading to potential stability issues. Solution: To address crumbling mortar, a process known as repointing is often employed. Repointing involves removing the deteriorated mortar and replacing it with fresh mortar. This not only restores the structural integrity of the masonry but also enhances its appearance. For an in-depth guide on how to repoint brick chimneys and stone walls, check out our blog post: How To Repoint Brick and Stone Structures 2. Cracks: Cracks in chimneys and stone walls can develop for various reasons, including settling, tremors, temperature fluctuations, and water damage. These cracks not only compromise the aesthetics of the structure but can also allow water infiltration, leading to further deterioration over time. Solution: The appropriate solution for repairing cracks depends on their size and severity. Small cracks can often be filled with mortar. However, larger or more significant cracks may require more extensive repair work, such as patching with new masonry materials or rebuilding the structure from the ground up. To learn more about repairing or rebuilding chimneys and stone walls, review our following blog posts: Repairing & Rebuilding Stone Retaining Walls in Victoria, BC Masonry & Mortar: A Guide to Different Types of Mortar and Their Uses Different Types Of Masonry Jointers And Their Uses 3. Water Damage and Leaks: Water infiltration is a common problem with masonry structures, particularly chimneys. Water can enter through cracks, gaps in the mortar, or porous masonry materials, leading to moisture damage, mold growth, and structural decay. Solution: Preventing water damage and leaks involves several steps. First, inspect the masonry for any signs of water penetration, such as damp spots or efflorescence. Seal any cracks or gaps with appropriate mortar or sealants. Additionally, consider installing a chimney cap or applying a waterproofing membrane to protect against moisture intrusion. You can learn more about that process here: Masonry Chimney Repairs in Victoria, BC: Why Choose Us? Maintaining Your Chimney in Victoria, B.C. 4. Efflorescence: Efflorescence is a white, powdery substance that forms on the surface of masonry structures due to the migration of soluble salts within the masonry. While efflorescence itself is not harmful, it can indicate underlying moisture issues and detract from the appearance of the masonry. Solution: To remove efflorescence, scrub the affected areas with a solution of water and vinegar or a commercial efflorescence cleaner. Once removed, take steps to address the underlying moisture issues to prevent its recurrence. 5. Structural Instability: Over time, masonry structures can experience structural instability due to factors such as foundation settlement, inadequate support, seismic activity, improper mortar, roots, or a lack of ample drainage. Signs of structural instability include leaning chimneys, bulging walls, or sagging masonry. Solution: Addressing structural instability often requires the expertise of a professional structural engineer or mason. Depending on the severity of the issue, solutions may include underpinning the foundation, installing additional support structures, or rebuilding sections of the masonry. - Masonry Restoration in Victoria, BC
In a world constantly evolving with modernity, the preservation of heritage and historical structures stands as a testament to our past. Among the diverse forms of architectural heritage, masonry structures hold a special place, reflecting the craftsmanship and cultural identity of bygone eras. However, the task of restoring these monuments to their former glory is not a simple one. It requires a delicate balance of artistry, science, and a profound understanding of the materials involved, particularly the mortars used in their construction. Victoria, BC is home to countless architectural buildings which are clad with both brick and stone. From the Legislative Assembly of British Columbia parliament building to the Government House and Craigdarroch Castle, Victoria has much to offer in the way of historical masonry structures. But, due to our coastal weather, masonry and the mortar that binds these buildings together starts to weaken and fall apart. This is where a qualified and professional masonry restoration company like Lennox Masonry of Victoria, BC is needed. Restoring heritage masonry structures poses several challenges, chief among them being the selection and application of appropriate mortars. Unlike modern cement-based mortars, which prioritize strength and convenience, traditional lime mortars offer a more compatible solution for historic buildings. Lime mortars are breathable, allowing moisture to escape and preventing damage caused by trapped moisture—a common issue in older structures. Moreover, lime mortars possess a softer, more flexible nature, which is crucial for accommodating the natural movement of historic masonry without causing cracks or deterioration. Choosing the right mortar mix is a critical aspect of masonry restoration. Historic structures often require bespoke mortar blends tailored to match the original composition. This involves thorough analysis of the existing mortar, including its texture, color, and aggregate size. By understanding the historical context and regional variations in mortar composition, our restoration experts here at Lennox Masonry can replicate the characteristics of the original mortar, ensuring a seamless integration with the existing masonry. Why Choose Lennox Masonry for your masonry restoration project? Lennox Masonry has had the pleasure of working with the City of Victoria on countless projects which pertain to restoring heritage masonry structures, from stone walls and chimneys to historical buildings. We have also worked on many private masonry collections as well over the years, such as restoring and rebuilding the remnants of a 17th Century Gothic Cathedral at the Oldfield Estate which were used as garden features throughout the acreage. In using mortar analysis testing, we are able to match the original mortars used in the building of some of Victoria's most prominent architectural buildings. We are also incredibly knowledgeable when it comes to sourcing both stones and bricks which closely match the original materials used. Lennox Masonry has also played an active role in restoring heritage chimneys throughout Victoria BC for over a decade. We have guided countless homeowners through the process of applying and obtaining grants through the City of Victoria for restoring their heritage chimneys to working order. You can learn about the process here: Repairing & Rebuilding Heritage Chimneys in Victoria, BC (A Guide for Homeowners) Restoring heritage masonry structures demands a high level of skill and expertise. - Masonry & Mortar: A Guide to Different Types of Mortar and Their Uses
Natural Hydraulic Lime cement mixed with a fine sand. This mortar was used to adhere pieces of historical limestone together while Lennox Masonry restored and rebuilt aspects of an old Gothic Cathedral. Masonry, the age-old craft of building structures with carefully arranged stones and bricks, relies heavily on the use of mortar. Mortar serves as the binding material that holds bricks, stones, or other masonry units together, providing strength, stability and flexibility to the overall structure. In this blog post, we will explore the various types of mortar used in masonry and their specific applications. 1. Type N Mortar: Type N mortar is a general-purpose mortar widely used in masonry construction by both professional masonry contractors and homeowners performing DIY tasks. Composed of a medium-strength mix of 1 part Portland cement, 1 part lime, and 5-6 parts sand, Type N mortar strikes a balance between strength and flexibility. It is suitable for a variety of applications, including interior and exterior above-grade uses. Here at Lennox Masonry, we use Type N mortar with fine sand for hard-brick chimney repointing and rebuilds, as well as thin stone and brick veneer projects. We use a coarser sand with Type N mortar when adhering stones together for above-grade retaining walls (depending on the type, size, and weight of the stone, we may utilize a Type S mortar mixture) as well as capping the walls, stone chimneys, outdoor stone fireplaces, etc.. A heritage-designated chimney in Victoria, BC which was rebuilt using Type N mortar. 2. Type S Mortar: If a project demands higher strength and durability, Type S mortar is the go-to choice. With a higher proportion of Portland cement, consisting of 2 part cement, 1 part lime, and 8-9 parts sand, Type S mortar excels in heavy load-bearing applications. Here at Lennox Masonry, we commonly use it when constructing foundations for stone retaining walls, patios, chimneys, and any footer directly interacting with the ground which requires enhanced strength. As mentioned in our Type N mortar description, we may also use Type S for stone retaining walls and for capping purposes with a coarse sand, such as the stone walls, pillar, and staircase pictured below.. A stone staircase and pillar which was built by Lennox Masonry in Victoria, BC using Type S mortar. 3. Type M Mortar: Type M mortar is the powerhouse of mortars, designed for projects where high compressive strength is crucial. However, it does not perform well when it comes to adhering masonry units which require a strong degree of flexibility. This mix, comprising 3 part Portland cement, 1 part lime, and 12 parts sand, is ideal for masonry foundations, below-grade structures, block walls, driveways, heavy-load-bearing walls, and areas subjected to heavy traffic. While Type M mortar provides exceptional strength, it is important to note that it is less workable than other types of mortar. 4. Type O Mortar: On the opposite end of the spectrum, Type O mortar is the choice for projects that prioritize flexibility over strength. Consisting of 1 part Portland cement, 2 parts lime, and 9 parts sand, Type O mortar is suitable for use in historic masonry restoration, where a softer, more flexible mortar is necessary to accommodate the movement of older masonry structures. Lennox Masonry is based in Victoria, BC, Canada which is a region that is subject to low temperatures and plenty of rainfall. That being the case, we typically use Type O mortar for interior applications with stone and brick veneers where weather and low temperatures aren't a factor we need to consider. Type K Mortar: Primarily used for historical preservation and restoration, Type K mortar is the softest and most flexible of all mortar types. Comprising 1 part Portland cement, 3 parts lime, and 10 to 12 parts sand, Type K mortar is exceptionally soft and pliable. It is an excellent choice for projects involving fragile or antique masonry where minimal compression strength is required. Conclusion: In the world of masonry, the right choice of mortar can make all the difference in the structural integrity and longevity of a building. Each type of mortar serves a specific purpose, addressing the unique demands of different projects. Whether you're constructing a load-bearing wall or restoring a historic structure, understanding the characteristics of various mortars is crucial to achieving a successful and durable outcome. - Restoring & Preserving Historical Masonry Structures: The Case For Natural Hydraulic Lime Mortar
Historical masonry structures stand as testaments to the craftsmanship of bygone eras, embodying the rich history and cultural heritage of a region. Preserving these structures requires a delicate balance between restoration and conservation, and one key element in this process is the use of Natural Hydraulic Lime (NHL) mortar. In this blog post, we'll explore the various uses and benefits of NHL mortar when working on historical masonry structures. As a masonry company that specializes in preserving historical buildings throughout Victoria, BC, Lennox Masonry is well versed in the use of Natural Hydraulic Lime cements. We have had the pleasure of working with NHL while repointing heritage-designated chimneys, brick and stone retaining walls, government buildings, as well as private historical masonry collections. Unfortunately, there isn't a wealth of information available on the subject of NHL mortars and their uses. However, thanks to modern day mortar testing techniques, it has now become easier to replicate the initial ratios (lime to sand) used by the original builders. And, hopefully, by the end of this blog post, you will have gained enough knowledge to be confident in the use of NHL based mortars for your future masonry projects. 17th Century Limestone window from a former Gothic Cathedral which is now being used as a garden feature in Victoria, BC. NHL 3.5 was utilized in rebuilding this historical remnant. Understanding Natural Hydraulic Lime Mortar Natural Hydraulic Lime mortar is derived from limestone, containing hydraulic properties that allow it to set and harden through a chemical reaction with water. In fact, unless the mortar is exposed to freezing temperatures, it will continue curing as long as a degree of moisture is present. Unlike conventional cement-based mortars, NHL mortars are more breathable, flexible, and compatible with the original materials used in historical masonry structures. 1. Breathability and Flexibility One of the primary advantages of NHL mortar is its breathability. Historical masonry structures often include softer stones or bricks, and the ability of NHL mortar to allow moisture to evaporate from the wall is crucial in preventing damage from trapped water. The mortar's flexibility also accommodates the natural movement of historic structures, reducing the risk of cracking or displacement. 2. Compatibility with Historic Materials NHL mortar is particularly well-suited for use with traditional building materials such as soft bricks and porous stones. Its composition is more similar to the historic mortars used in the past, ensuring a harmonious blend that minimizes the risk of damage to the existing structure during restoration. It's important not to overpower the stone or brick you're working with 3. Minimal Environmental Impact Natural Hydraulic Lime is an environmentally friendly choice compared to cement-based mortars. Its production involves lower energy consumption and carbon emissions, making it a sustainable option for those who prioritize eco-friendly building practices. 4. Historical Accuracy Preserving the authenticity of historical structures is paramount. NHL mortar provides a visually accurate finish that closely resembles the appearance of traditional lime mortars. This ensures that the restored areas seamlessly integrate with the original masonry, maintaining the historical aesthetics of the structure. 5. Ease of Application NHL mortar is no different to work with than any other cement while mixing it with sand and then applying it. It's important to let the mortar rest for a few minutes directly after mixing it so that you can allow the chemical process to take shape prior to mixing it again and then utilizing it with masonry units. 6. Enhanced Durability Despite its breathable and flexible nature, NHL mortar exhibits robust durability. It can withstand the test of time, offering a long-lasting solution for the restoration and conservation of historical masonry structures. 7. Mixing Ratios The ratio between NHL and sand does vary depending on the application it is being mixed for. Having the existing mortar in place tested will eliminate all guesswork on your end. If mortar testing is not an option, a good rule of thumb is to increase the ratio of sand based on how soft the stone or brick you're working with is. You can utilize modern cement to sand ratios which pertain to the type of masonry material you are working with while removing Portland cement from the equation. Conclusion Preserving historical masonry structures requires a meticulous approach that respects the craftsmanship of the past. Natural Hydraulic Lime mortar emerges as a versatile and effective solution, providing breathability, compatibility, and environmental sustainability. By opting for NHL mortar in restoration projects, craftsmen and conservators contribute to the longevity and authenticity of our architectural heritage, ensuring that these structures continue to tell their stories for generations to come. 17th century limestone doorways from a former Gothic Cathedral now being used as garden features in Victoria, BC. - Masonry Services In Victoria BC
In the heart of Victoria, British Columbia, where historic charm meets coastal weather, homeowners understand the importance of maintaining the integrity of their properties as well as improving them. In this article, Lennox Masonry of Victoria, BC will go over the masonry services they have to offer when it comes to maintaining and transforming your property. Let's begin with one of the most crucial masonry structures involved with heating a home, especially over the winter months: the chimney. One crucial aspect often overlooked is the health and functionality of chimneys. Here at Lennox Masonry, we cannot emphasize enough the importance of regularly having your chimney cleaned and swept, as well as inspected for moisture issues, decrepit caulking, spalling bricks, failing concrete cap, and cracked mortar joints. On average, we repair and rebuild about 30-40 chimneys each year in Victoria, BC, and many of those repairs and rebuilds could have been prevented or at least prolonged if proper maintenance practices were followed. Let's discuss exactly what those are. The Importance of Chimney Maintenance: A well-maintained chimney is not just a visual asset to your home; it is a critical component of safety and functionality. Over time, chimneys can deteriorate due to exposure to the elements, temperature fluctuations, and the natural aging process of mortar, concrete, and bricks. Cracks, leaks, and structural issues can compromise both the aesthetic appeal and the safety of your home. If moisture is able to penetrate the interior of the chimney, it can also wreak havoc on the framing, insulation, and drywall present. Chimney Services Offered: Chimney Inspection and Assessment: Lennox Masonry's experienced team begins by conducting a thorough inspection of your chimney. This involves assessing the structure's current condition, identifying potential issues, and recommending the most suitable course of action. The City of Victoria will cover a portion of the costs associated with repairing or rebuilding heritage masonry chimneys) to fix your chimney. Before: A heritage-designated chimney before repairs and a rebuild were performed by Lennox Masonry in Victoria BC. After: After repairs and a rebuild were conducted on the heritage chimney by Lennox Masonry in Victoria BC Stone & Brick Retaining Walls: Retaining walls serve a dual purpose, providing structural support to landscapes while contributing to the overall aesthetic appeal of a property. Despite their durability, various factors can lead to their deterioration and eventual failure: Water Damage: Water is a relentless force that can seep into the porous surfaces of both stone and brick, as well as the mortar holding them together, causing erosion and weakening the structural integrity of the retaining wall. In Victoria's coastal climate, exposure to rain and humidity amplifies the risk of water-related damage. Poor Drainage: Inadequate drainage behind the retaining wall can lead to the buildup of hydrostatic pressure. This increased pressure can push against the wall, leading to bulging, cracking, or even collapse. Freeze-Thaw Cycles: In regions with fluctuating temperatures, freeze-thaw cycles can wreak havoc on masonry structures. Water that seeps into the retaining wall expands when frozen, causing internal pressure and leading to cracks and fractures over time. Inadequate Construction: Improper construction techniques or the use of subpar materials, improper mortars, and inadequate footers during the initial installation can contribute to the premature failure of retaining walls. Stone walls and pillars which were poorly repaired by a masonry contractor who did not address the core issues and used the improper mortar when repointing the wall. Lennox Masonry understands the unique challenges posed by Victoria's climate and terrain. Our team of seasoned and skilled stonemasons and bricklayers employ a comprehensive approach to repairing and restoring both stone and brick retaining walls: Thorough Inspection: Lennox Masonry begins each project with a meticulous inspection to identify the root causes of the wall's deterioration. This includes assessing water damage, drainage issues, and any structural weaknesses. Customized Repair Solutions: Based on the inspection findings, Lennox Masonry develops tailored repair solutions to address the specific needs of each retaining wall. This may involve repointing, replacing damaged stones or bricks, and reinforcing structural elements. Waterproofing: Recognizing the impact of water on masonry structures, Lennox Masonry incorporates effective waterproofing techniques to shield the retaining wall from future moisture-related damage. Enhanced Drainage Systems: To mitigate the risk of hydrostatic pressure, the team at Lennox Masonry ensures that proper drainage systems are in place, redirecting water away from the retaining wall. Lennox Masonry's commitment to preserving the beauty and functionality of stone and brick retaining walls in Victoria is what sets us apart as industry leaders. By addressing the root causes of failure and implementing tailored repair and restoration solutions, Lennox Masonry stands as a reliable partner for homeowners seeking to fortify and rejuvenate their outdoor spaces. Lennox Masonry had the pleasure of constructing stone retaining walls with concrete caps, stone stairs, and several water-features on Bear Mountain Resort in Langford, BC. - Lennox Masonry: Another Completed Project in Victoria BC
The following project was located in Saanich, BC and involved excavating a section of the backyard in order to properly grade it prior to installing a flagstone patio and stone retaining walls. The homeowners were interested in creating a space in which they could entertain guests and enjoy the view of the inlet. The patio consists of San Juan flagstone which is quarried and cut right here on Vancouver Island, in the Port Renfrew area. The homeowners opted for a more traditional look which involved larger mortar joints and less shaping of the stones themselves. The stone retaining wall may just be the last of its kind, as the "Grey Ice" stone which was used to build it is no longer available (except as a road-base). The wall was also built with a more traditional appearance in mind and is capped with the same San Juan flagstone as the patio which we uniformly cut. The cap can also provide an extra seating area. We also had the pleasure of adding in a unique, custom feature (our main signature) which utilizes rough-cut cedar, driftwood, and a variety of rocks and stones found here on Vancouver Island. The feature was installed in the centre of the wall as a focal point, with the Brentwood Bay inlet directly behind it. - Exterior Stone Fireplace and Patio Walls
As a practicing stonemason for nearly 20 years, I've never been all that entirely passionate about the look and feel of manufactured stone products. When it comes to cutting and shaping them, there is always the issue of hiding their exposed ends. Not to mention the limitations involved in regards to its maintenance, and the repeating characteristics that are born of its molding process. Cultured stone veneer can sometimes be a much more laborious affair, as opposed to natural stone veneer, which can increase the labor costs involved with the project at hand. And although the majority of local natural stone products are roughly the same cost as cultured stone veneers, manufactured stone veneer does have the benefit of possessing a wide variety of colours, which can make all the difference to some. I am well aware of how biased my opinion is in lieu of this particular project, being as I am the stonemason who applied this veneer, but I am wholly impressed with how it turned out. And so were the homeowners, as they have invited me back to re-face the front of their home, their interior fireplace, and another basement section, with this same stone veneer and style of application. The renovation consisted of removing the existing decking and guard rails, which were replaced by rough-cut cedar and stone tiles. The stone veneer was an after-thought but ended up tying it all together quite nicely. The combination of stone and wood, never seem to disappoint.
