Not far from where I grew up, there was a stone wall that bordered along the concrete walkway which was home to a young family, including kids around my age. They would leave their toys and trinkets atop the concrete cap of the stone wall for all to see. Action figures and dolls left in positions which lent the impression that a battle of colossal proportions was underway yet paused until the hands that moved them returned. Along that wall there was an area in which a large stone had fallen out and onto the grass below. The stone had yet to be mortared back in place and the children decided to make good use of the cavity by turning it into a miniature gnome and fairy home. I was so enthralled with the display every time I walked past that I nearly walked into the trees on the other side of the walkway while trying to keep up with my siblings. It seemed like such a magical wall and space. A world onto itself. Fast forward 10 years later and I began building my first stone walls for a small family-owned masonry company. Though, as much as I wanted to create similar spaces and features within the stone wall that so captured my imagination as a kid, the projects I was working on were not my own, and thus my creativity was stifled... for the time being! Nothing adds an aesthetic touch to a yard quite like stone does. Not only is it a material that is made to last but each stone and rock contains its own unique character, weaving into a tapestry of color, depth, and functionality. A project that we recently completed for a local client consisted of the following steps: Step 1: Defining A Vision The first step we take when it comes to building masonry walls is defining what our client's vision and preferences are. This is where ample drainage and a firm footer comes into play. Whether we are pouring a concrete footing or simply placing the stones in a bed of mortar, a thoroughly tampered layer of road-base is the only starting point from which to begin. Step 3: Letting The Creativity Flow This is not only the fun part but it's also where we excel and get to set ourselves apart from other traditional styles of stonework! We get to form a working relationship with the stone and allow it to guide aspects of the decision making process. It's hard to explain to those who haven't spent a great deal of time with stones while creating features and spaces with them, but it is similar to putting together the pieces of a puzzle. Once you have trained your brain to recognize shapes and how they fit together, you are able to look at a pile of rocks on the ground and build the wall through your eyes and mind first and foremost. In this light, stones have a tendency to convey where they should go through their native shape. It's a communicative happening between the stone mason and the rocks themselves. And it is rewarding to say the least! For this backyard transformation in Victoria BC, we started by building a backing wall made out of reclaimed brick from a heritage chimney that we had demolished prior to the start of this masonry project. We wanted to reveal the brick wall throughout the stone walls in an effort to add depth and a touch of mystery. Within some of the cavities, we also placed small pieces of driftwood and river rocks to create additional features in the hardscaping. The stone walls themselves consist of large pieces of sandstone which were locally quarried alongside peppered granite for the sake of adding color and contrast. The purpose of these walls was to retain the garden soil and prevent further soil erosion throughout the backyard. The stone walls are terraced and join into a stone staircase which leads to higher levels of stonework and a flagstone patio. Chimneys are the main ventilation source for most homes, as they are built to safely and efficiently vent everything from wood-burning fireplaces to boilers and furnaces. Yet, they are one of the most problematic ventilation sources as well. When it comes to your roof, chimneys can be the weakest link in regard to rain water entering your home and causing interior damage. That's why it's important to monitor them throughout the year, especially during the rainy seasons. Here at Lennox Masonry, we work on dozens of chimneys throughout Victoria, BC each and every year. We typically encounter much of the same issues and have compiled a list of things to look out for when it comes to maintaining your chimney: 1. Open Flue Liners: Flue liners are the ventilation shafts of the chimney. If a chimney is venting more than one heat source, such as a gas fireplace and a furnace, it would require two flue liners to safely vent each of these sources. The issue with leaving clay flue liners open, such as those depicted above, is that the liners are inviting in elements such as rain and snow, to a variety of critters. We have found everything from bats to a family of racoons in flue liners over the years. When rain and moisture enter into the flue liners (especially when the liners aren't in use), the water can work its way between the liners and begin to wreak havoc with the interior of the chimney until it begins to affect the interior of a house. In order to prevent water damage, we recommend utilizing chimney pots to shelter the flue liners from the elements.And in the case of critters, we typically adhere a fine steel mesh to the interior of the chimney point, so as to prevent any rodents from entering into the flue. 2. Missing or Failing Mortar Joints: Foliage growing from the chimney, as well as missing or recessed mortar joints can be indicative of water damage occurring. As moisture penetrates between the brick/stone and mortar, it expands and contracts throughout the seasons, further separating the chimney components. It's important to have your chimney repointed or rebuilt once you begin to notice a separation occurring. The consequence of not being proactive about your chimney is that it may lead to further interior damage which can end up being quite costly. We find that most chimneys, if caught early enough, really only require a repointing. Repointing consists of removing any and all decrepit mortar from the surface to a depth of approximately 1" into the chimney and replacing it with new mortar. A rebuild is required if the mortar is decrepit from front to back and if the chimney's bricks are spalling (falling apart). 3. Failing Concrete Crowns: Concrete crowns, otherwise known as concrete caps, are large slabs of concrete which are either placed or poured in place at the top of a chimney. A concrete crown, if built to code, should sufficiently surround the flue liners and overhang from the chimney structure in all directions by 4". The concrete crown should also have a built-in drip edge, so as to wick water away from the chimney itself. A broken, failing, or non-existent concrete crown will cause water damage and erosion to the interior of the chimney, which will inevitably weaken the chimney over time. We recommend pouring a concrete crown in place which meets all code requirements established by the City of Victoria, BC. 4. Failing Flashing: You will find flashing at the base of your chimney along the roof. The purpose of the flashing is to prevent water from entering into the home and to help the water flow around and away from the chimney. Flashing is typically adhered to the roof beneath the shingles and is then tied into the brick or stone of the chimney. Be sure to check that a bead of caulking is still present between the chimney and the flashing. While the flashing itself can remain in good shape for decades, the seals between the flashing and the chimney may only last for 5-10 years before separating and failing. Depending on the age of the chimney and the flashing, your flashing may need to be updated to meet the latest code requirements. Victoria, BC is a wet climate and receives an average of 700mm of rain on an annual basis. Rain and moisture can wreak havoc on a chimney which is not fully sealed from the elements. When there is loose mortar or cracks between the bricks/stones, water is able to make its way between the cracks and work its way into the interior of the chimney. When that water freezes and later contracts, it can increase the size of the gap between the bricks and mortar, as well as lessen the strength of their bond. As water travels further into the chimney, it can and will eventually enter the home. Here are the steps we take to prevent that from happening: Chimney Repointing: Repointing a chimney consists of recessing the mortar between stones or bricks to a certain depth, cleaning out the cavity, and then applying new mortar in order to ensure a strong bond throughout the chimney. At Lennox Masonry, we use a specific ratio of lime-based cement to sand to water, depending on the type of brick or stone we are working with. Lime-based cements take longer to cure than Portland-based cements, which increases the curing time of the chemical reaction between the lime, water, and sand. The benefit of a longer curing process is that the bricks or stones have more working time to compress the mortar and create an even greater bond. Lime has been used for millennia as a bonding agent, and as we can see when looking around the world at ancient stone structures, there is a good reason for that. We repoint nearly 30 chimneys each year. Chimney Rebuilding: Rebuilding a chimney is usually the final solution to a problematic chimney. A rebuild is only necessary if the bricks are spalling and flaking apart due to trapped moisture over the years, the mortar has become so decrepit that repointing isn’t going to ensure a strong chimney, or, the chimney just isn’t aesthetically pleasing anymore and a new masonry finish is desired. When it comes to rebuilds, the entire chimney is demolished down to the roofline and new bricks/stones and flue liners are installed. On average, we rebuild nearly 20 chimneys annually. Capping a Chimney: The top of the chimney is usually capped off with concrete or mortar. Victoria, BC masonry building codes require that chimneys now need a concrete crown (cap) to overhang the chimney on all sides and ensure that there is expandable Styrofoam between the flue liner(s) and the concrete. These concrete crowns require a degree of knowledge when it comes to properly forming and pouring concrete. Are you like numerous other homeowners in the Victoria, BC area who are having difficulty finding somebody (anybody!) to complete your project within a reasonable time-frame? If you are, this post might help you to better understand the new reality of the construction industry on Vancouver Island, and across Canada. Over the course of the pandemic, and to our surprise, the construction industry did not slow down. Instead, we saw a massive increase in residential home improvements. Instead of spending disposable income on travelling, the majority of homeowners took that income and invested it back into their homes through renovations. Couple that with construction material supply issues, as well as a lack of skilled workers within the industry, and you have the problem facing us today, which many of us have been wondering how to solve. As a small masonry company located in Victoria, BC, Lennox Masonry experienced an unprecedented volume of calls and emails for our services. Two years later, we are still playing catch up and are continuing to book 6-8 months in advance. It is important to note we are not alone in this regard. Construction businesses all across the board are dealing with a similar experience. The demand for home improvements has increased to the point where there aren’t enough hands to carry out the work. It's not every day that I get the opportunity to work with 17th-Century Limestone imported from France. So when the homeowner presented me with this particular project, I was feeling both excited and nervous. Nervous due to the age and history of the stone and how invaluable that makes it, excited because of that same reason. I wouldn't say that I was reluctant to take on the job, perhaps just a tad cautious. I had plenty of experience working with historical masonry, but that was mainly old brick and stone walls. These were free-standing architectural structures that were once part of a European Gothic Cathedral. They were originally supported with buttresses, stained glass windows, and other aspects of the church, tying it all together. The work ahead of me involved using cranes to properly place some of the massive stones, a great deal of foresight, and some innovation to fully support the structures with modern-day materials. Armed with photos of the architecture, a library card, and a strong desire to meet the challenge ahead, I began researching and planning. Besides the need for a traditional lime-based mortar, so as not to overpower the limestone with Portland cement, I also needed an experienced lift operator. Luckily, the homeowner's brother-in-law was just that. The other issue was supporting everything at its weakest points without compromising its authentic look. The fewer additions to the architecture, the better. The first task at hand was digging, forming, and pouring the concrete foundations for each structure. Once those were in place, I began organizing the stones in front of their corresponding areas. The arches and the rounded window were missing several pieces, so creating the required stones out of the existing spare materials was the only option. Easier said than done, but this is where years of experience with shaping stone comes into play. I began with the doorways. Each one of these pieces, from the bases to the capstones, weigh at least a ton. This aspect of the project required a crane and multiple straps capable of supporting the weight. It is a very time-consuming process and not to mention dangerous. But with accurate measurements, a level surface provided by the lime mortar, and a steady hand at the controls of the crane, we were able to pull it off. Of course, that is not to say that there wasn't a wide variety of hiccups along the way. Because there most certainly were. But those hiccups are what make for a good challenge and a greater reward. The arches, believe it or not, were much more labor intensive. As opposed to the doorways, the arches required steel strapping along their sides, into the concrete wall behind them, and steel buttresses at each pressure point. Stability was the main priority. While the lime mortar does help to keep a level surface between the stones, it provides little assurance that the structure will hold together. The arches were all placed by hand and held in place while the steel strapping was applied. But the rounded window was undoubtedly the most intricate feature. Not only did each piece have to be strapped together and into the concrete wall behind it with steel, but it also needed to be encased with a steel strap to hold it all in its original form. After aligning the bases of the structure, I began building it up from the center and then working my way back down. I wanted to support the upper sides as best as possible, and this was the only means to do so. Once the majority of it was in place, we then screwed the steel plate around it. The goal was to keep these structures standing for generations to come and to also be safe enough for children to play around. I feel that I have achieved that goal. This project has been challenging, exciting, and inspirational. I am grateful to have been chosen to see it through, and it has helped me to grow in multiple ways in both my personal and professional life. It has also opened a variety of doors for me as a masonry contractor in Victoria, B.C. and given me the confidence to take on similar jobs. Having the opportunity to restore these invaluable works of art is something that I do not take lightly. I have a new found appreciation for the stonemasons and craftsman of previous eras.
