That water and moisture then remains trapped, freezes and expands through the seasons and then contracts, leading to a separation between the mortar and brick or stonework. When that occurs, it’s imperative to build a new concrete crown or cap and repoint the chimney.

What is repointing? Repointing is the process of removing a certain amount of the current mortar from between the bricks or stones that make up a wall or chimney and replacing it fresh mortar. What does replacing a concrete crown entail? Replacing a cap or crown of a chimney entails removing the current crown, potentially replacing the flue liners, and then forming and pouring a new concrete cap in place that aligns with the building codes and requirements dictated by both the City of Victoria and Canadian chimney building codes.

Stone and brick retaining walls in Victoria, BC are also subject to not only our rainy seasons but also additional sources such as sprinklers and irrigation. The leading cause of failure for these masonry structures is a lack of drainage which leads to the same issues that chimneys also suffer from.
